Wyoming bank is 53rd failure of 2009 10 Jul 2009 at 4:17pm SAN FRANCISCO (MarketWatch) — Thermopolis, Wyo.-based Bank of Wyoming was closed by regulators Friday, marking the 53rd U.S. bank failure of 2009 as the credit crisis continues to claim victims. Bank of Wyoming, the first bank in that state to fail this year, had $70 million in assets as of June 30, and $67 million in deposits, the Federal Deposit Insurance Corporation said. The FDIC estimated that the cost of the bank’s failure to its deposit insurance fund will be $27 million.

There’s no doubt about it… as the St. Pete Times PolitiFact says, Obama’s promise to create a foreclosure prevention fund to the tune of $75 billion minimal, with the Making Homes Affordable Program is in the “promises kept” column. What the PolitiFact tracking system doesn’t discuss if it spending the taxpayers money has any any effect on the foreclosure trend. And the fact it, reality dictates it not only hasn’t prevented… or even slowed… foreclosures, but they’ve been on the rise since the O’Inaugural festivities….

Where have all the houses gone?  With 12,420 available listings and 12,704 listings under contract, they’re being picked up fast.  Of the available listings, 2,769 are bank owned, well down from the 5,000 to 6,000 we’d become accustomed to earlier in the year.  Short sales make up 5,179 of availability.  Of the properties under contract, 5,374 are bank owned and 6,082 are short sales.  There were 4,592 sales in June – 3,444 bank owned and 396 short sales.

Let me start off and say that the Numbers on this chart are different from the previous posts, as the Multiple Listing Service (MLS) changed numbers to reflect the statistics that came in after the cutoff date. I did not see this until this month when the numbers were really different. You can compare what they reported in the May post. With that all said, we have really seen improvement with 115 additional sales over the last month and 130 additional Listings under contract during June.

Frequently I will get inquiries about how to market clients that are late on their note, but have not received an official Lis Pendens. Their essential concern is that the Lis Pendens lists that they are using for marketing are not closing advantageously for them. The reason those listings tend not to close advantageously is because once the borrowers information goes public they are stuffed with telephone calls and direct mail. The next largest matter is that many times once an Lis Pendens has been written out, the client might have already abandoned the house.

With home prices crashing and foreclosures and short sales eating up a lot of potential buyers there are still steps you can take to separate from the crowd and sell your home. 1. How about price I know this is not a new method but how many of you out there don’t listen to a Realtor (don’t just listen to any Joe). The British Pound futures have been in a downtrend for the past two weeks.  It had a good rally yesterday after the Bank of England’s meeting.  The rally was a good opportunity for a short sale; let’s look closer. On the daily bar chart below, momentum (the bottom pane of the chart) gave a buy signal for yesterday, telling us to expect a rally yesterday.  Thursday’s rally was a great example of the pattern for a momentum buy day-opening near the low of the session, rallying during the session, and closing near the high.  So far, so good.

It is looking more and more like we will have to move again prior to moving into the house we are in escrow on. (or any other home we are planning to purchase). The selling bank/owners/agents, still haven’t had the home appraised. It might have been done yesterday, but more than likely it will be done today. This should have been done over a month ago. The owners of this place, want it back on Oct 1.I am so pissed. I really don’t want to move from this rental, to another rental until we can get into our HOME.
