Tim Iacono submits: The chart below was promptly whipped up after reading this report($) in today’s Wall Street Journal about just how fast Option-ARMs are souring as compared to subprime loans. It’s not so much that the default rates for Option-ARMs have exceeded that of subprimes loans for three months running, but that the absolute numbers are so high. More than one-third of all Option-ARMs (called Pick-A-Pay loans below) are in default and most of these are likely to make it to the foreclosure stage eventually.

Source: Matthew Ferrara Two seemingly different mediums collided in my brain last night. First, I was reading a front-page story about a home that was struck by lightning and burned down the night before. I didn’t recognize the street name: Was it nearby or across town. My first inclination was to look for a map. Of course, there was none in the newspaper. My second inclination was to right-click something and Google-up a mapl my fingers actually flexed for the mouse. Frustrated, I threw down the newspaper.

National Mortgage News reports Wells Fargo recently sold $600 million in distressed subprime loans to Irvine-based Arch Bay Capital. Paul Muolo of NMN says the loans were originally funded by two mid-sized subprime lenders: Accredited Home Loans and NovaStar Financial. Arch Bay co-founder Steven Davis declined to comment on the purported sale to his firm, referring calls to his partner Shawn Miller who serves as Arch Bay’s CEO. Mr. Davis didn’t deny that the sale took place but he wouldn’t confirm it either.

Often times I will get inquiries about how to market clients that are late on their mortgage, but have not received an formal NOD. The main issue is NOD lists tend to have a low conversion rate. Nearly all of the time low conversion rates are ascribed to the data becoming public at a particular point. In which case the market gets overloaded with telemarketing, direct marketing and flyers. Some Other reason is that most of the time the borrower is so far along in the foreclosure process they are already nearly moved out and have forfeited on redeeming their house or credit.

Buying properties in foreclosure can be a difficult process, unless you can move quickly and work well with the property owners. During the foreclosure process, there are many opportunities for the current homeowner to make payment to pull themselves out of the debt and foreclosure process.
