I currently am working with 3 sellers and 2 prospective buyers on short sale contracts that are in limbo with various banks.  The answer to this question various from bank to bank but most major banks are taking a considerable amount of time to do even the most basic tasks.  Here is a list of the ridiculously long time frames banks have recently given me for various tasks related to a short sale:Receive a Fax – 72 hours  Yes, it takes a person at a bank 3 days to actually get a fax.Answer a voicemail – Never  If you are lucky enough to get a direct number for someone and they haven’t let their voicemails become completely full, don’t bother leaving a message.

What happens if you find that perfect home to purchase and it isn’t quite perfect as it sits? What happens if the bank owns the home and they won’t put another nickel into the property? It is very frustrating to a realtor and a buyer when you have a customer who puts an offer in, we negotiate a price and then find out from the listing realtor, that the seller doesn’t have enough funds to close, and she needs now to market it as a “short sale”. I had a customer and we made our offer, the realtor negotiates with the seller and negotiates down our commission so the seller can close.

There are a limited number of ways to put a stop to foreclosure and you will have to choose which action is the best to take. The most effective and lasting measure to thwart your foreclosure is to pursue a mortgage modification with your lender. A mortgage conversion will allow you to keep your home, lower your monthly loan payment, decrease your interest rate, extend the terms of your loan, and possibly moderate your principal loan balance.Other options to stop foreclosure include are bankruptcy, short sale, regular sale and deed in lieu of foreclosure.

You must be wondering if I have given up on blogging. I haven’t- it’s just that we have so much going on. We just got home from our vacation a few days ago and have yet to unpack. If this trip is anything like all my others we will just wear the clothes out of the suitcase until it either empties itself or we need to empty it to go on another trip. Oh yeah- and the best part yet- we have moved into Phase Two Negotiation with the seller’s bank for the new home we are buying.

W ith the large number of short sale transactions closing out there today, there is a lot of misinformation being spread about what it takes for a seller to qualify. Even though every lender/seller circumstance may be different, there are a few basic rules that can be found governing all short sales.  While the complete short sale transaction can be a somewhat complicated process, here are three very uncomplicated things lenders are looking for to determine if you qualify: Financial Hardship : This is defined as a verifiable reason that has or will cause you to miss a payment, such as a mortgage payment adjustment, a job loss, too much debt or a business failure.
