I bought a condo almost 2 years ago for 255,000 ;It is a block away from the beach in Long Beach, California. My first mortgage is 200,000 and my second is for 50,000. The HOA fee is 114.00 per month. In all, I pay 1716.00 per month. I pay 2,500 in taxes for the year. Now the value of the home is between 210,000 and 216,0000. In February, my payment will go up by 300.00 Yes, I’ve consulted with HUD and FHA. No help from either group. I feel like they aren’t even listening to me.

Prices are waaayyyy down. . . Current list prices of 2 and 3 bedroom townhouses at The Villas at Harbor Isles in Dania are 40% to 60% lower than pre-construction 2003 sales prices. In order for sellers to compete with short sales and foreclosures, list prices of units for sale in Harbor Isles have gone South.

In today’s market of short sale and REO transaction, there is a common problem I’ve been encountering when these transactions go south. It can sometimes be difficult to get the other party (typically the seller) to sign cancelation instructions which are needed in order to have the buyer’s earnest deposit (or any other money) refunded.

Today I received word that the bank has refused an offer on a short sale I have listed. Was the price to low? No, the home is priced at fair market value and a full price offer was tendered. The bank cited the fact that the air conditioner had been stolen and the home spray painted as the reason for not accepting the offer???? This home was listed without the air unit as it been stolen before the home was listed as well as being spray painted by kids.( an assumption on my part).

We have been working with first-time home buyers in South Snohomish County (NWMLS Area 610). It’s quite surprising how much home you can find from $250,000 to $275,000 in this area. There is also much new construction in the south part of area 610. A first-time home buyer can get in for about $270,000. The homes are small, but the properties can be nice and it takes from 60 to 90 days to build one for the client. Upgrades aren’t bargains - a fireplace can run the buyer $2500 to $3000.

MMRecap for July 20 U.S. Treasuries were trounced early last week due to better-than-expected quarterly reports, good economic news and some faint signs of inflation on the horizon. On Friday, July 10, the yield on the benchmark 10-year note closed at 3.30%; that is a seven-week low. By last Wednesday it had jumped 33 basis points. And mortgage rates, which were poised to drop sharply because they move with the 10-year yield, were stopped in their tracks.

Ok…the name change stems from one of those weekends. Attending a gorgeous wedding for a friend. Find out some good friends got engaged. Run into a client at the grocery store and she is 6 months pregnant. I come home, hot, tired, hungry, to hairballs horked up all over the hallway. And all of the sudden you look around and you realize…all of those people are moving ahead in life. They are doing what humans are supposed to do…pair off and have babies, and here I am at 35 and what do I have? HAIRBALLS.
