I would have to agree that they are, for now that is. This is due to a few factors that I would like to expand upon: When TARP was approved, there was a 90 day hold set so the Banks, that were accepting of the monies, could show due diligence in the working with the owners to Modify their loans and assist them with the keeping of the bank’s asset.  – This was across the Country – 50 states.

When a homeowner defaults on a mortgage, the lender begins to consider options for recovering the money owed. They may negotiate with the borrower, adjusting payments or interest rates to keep him in the home. But in many cases, either a foreclosure or a short sale takes place. What Is Foreclosure? If a homeowner in default does not attempt to negotiate with his mortgage lender, or if negotiations fail, the home will usually go into foreclosure. As attempted short sales proliferate across the capital region, many people are worried about bad things that might happen to them – even if they succeed in selling. Foremost among worries are nasty state tax bills for forgiven debt. With short sales, banks take less than they are owed to avoid the high costs of foreclosing. Just a friendly reminder if you really want the $8,000 first time home-buyer tax credit but have been dragging your feet lately… it might be time to ramp things up again.  The deadline for the tax credit is November 30th.  That means you’ll need to have closed on your home by then if you want the incentive.  With normal escrow periods taking 30-45 days, you’ll need to be “in contract”  by mid-October (and that’s going to be cutting it close).  Those applying for FHA financing or purchasing a short sale should build in even more time, perhaps a 60-90 day cushion before November 30th.

Banks may not want to be home owners but the New York Times cover story written by Peter Goodman (and reprinted on the front page of the Oregonian this morning), shows that they may be motivated to drag out the short sale process for as long as possible in order to extract fees. Rather than picking a few quotes out of the story, I recommend reading the whole article linked above.

The Wallingford housing market may finally be showing some signs of life. The number of  houses sold in June doubled from May, and they were on the market for an average 30 days less than last month. This pushed the inventory levels to 7 months, the lowest level this year. Also, the average sales price rose slightly as some more upscale homes sold than in previous months. Condo sales remained mixed. Sales rose by 60%, and pending sales were almost half as many as May, but days on market almost doubled.

The Meriden housing market stabilized somewhat in June. Pending sales were down, but closed sales were up for the third consecutive month. The inventory levels and days on market were up slightly, but overall the absorption rate remained at 7 weeks worth of inventory. Condo sales rose in June for the third straight month, and inventory levels fell to their lowest levels of the year at just 7 weeks worth. These condos also sold an average of 32% faster than last month as well.

Call me bitter if you will, but the grilling servicers in the loan industry are receiving on Capitol Hill today are what I call “Just Desserts.”  From Business Week: Far too few homeowners are getting modification help either in debt forgiveness or reduction in interest rates. Even when loans are modified, the adjustments aren’t sticking and the loan goes bad anyway.

 A review of the MLS system this week revealed some owner occupied homes in the Lakes Region of NH that seem like they could be pretty good deals . I really prefer to show my buyers (particularly if they are first time buyers)  owner occupied homes versus bank owned properties. That’s mostly because with an owner occupied home you get a completed Seller’s Property Disclosure that gives basic info about the property condition and buyers are able to get answers from the owners about any concerns they might have.

No, I’m not pregnant. The triplex is gone.  The seven year stupid tax has ended!  It took months and months but our short sale is finally complete and the new owners take possession today.  I never imagined we would sell that house at a 60% loss and consider it a blessing.  Isn’t it amazing how our perspective can change? We still have debt associated with the house, but the bank has forgiven $30,000 which leaves us with a far smaller debt than we thought possible – a debt that we hope to pay off very quickly.

As many of you know, I myself was not born in this country.  I emigrated here at the age of nineteen from Tajikistan.  I now of course am an American citizen, but I still empathize with immigrants.  Still, I find myself rather disgusted at a trend that I am seeing.  I offer to specific cases I know of. Case 1 Igor buys a home in 2005.  He has $70,000 to put down, but still makes too little to buy the type of home he wants.  An agent from his country approaches him and says he’ll get him the home he wants.
