If you want a pick though, you have to buy it. The user interface is really quite basic and straightforward. The software uses cutting edge artificial intelligence (AI) to pick winners for you. It also tells you when to sell. The AI is apparently modeled on the buying processes of 25 successful day traders. There are limitations you should be aware of.

Whenever I talk with homesellers who are in dire straits – without sufficient equity to sell and/or in immediate risk of falling behind on payments – the first thing I advise them to do is consult with their lender(s) to try to structure a loan modification. I encourage them to be honest with their lien holder(s) and let them know, point blank, that they are no longer able to keep up with payments and that, without the bank’s help, foreclosure could eventually become a reality. Only after homeowners explore all of their options will I even take a short sale listing.

The current economic climate has dramatically changed the real estate landscape. Locally, in the Portland/Vancouver metro area in the 12 months ending May 31, 2008, only 2% of the homes sold were Bank Owned or Short Sale properties. In the 12 months ending May 31, 2009, it was 11%. Today, 16% of the properties on the market for sale fall into these categories. In some markets around the country these statistics and trends are even more staggering.

Tomorrow, for the first time in many days, I don’t have to get up early and work until sundown at the old house. Everything’s finished. I’ll need to drive over and pay the man who does the yard work, but there’s nothing left to do inside. Now I can spend some time getting my office set up here and paying attention to bills and other personal matters. It will give the dogs more sense of continuity because someone will be home for most of the day. I got a nice response from Ann.

My grand plan of upgrading from my 1000 sqft condo into an actual single family house has taken some interesting turns recently. I found a place that is farther West from where I am currently located but is still in South Phoenix. The house is 3 years old and is 1800 sqft and is in pretty good condition. There are cosmetic things that need to be fixed but that’s understandable. I put in an offer and since it is a short sale, expected it to take a few months to go through the entire process.

Just received this announcement from California Association of Realtors : Appealing short sale commissions to Fannie Mae In February, Fannie Mae instructed its servicers to honor the agent-negotiated commission on a short sale, unless the commission exceeds 6 percent. Here is a list of foreclosures (foreclosed on), short sales, REO’s (real estate owned (by bank), & bank owned homes in Flagstaff, Arizona. Of the 184 homes that sold in July, 57 were bank owned and 40 were short sales. Distressed sales made up nearly 53% of the home sales in July. Of the 275 homes pending, 142 are short sales or foreclosures (52%). Of the 1751 homes for sale, 397 are distressed (22%). The average days on market before selling was 229 for the short sales, 134 for the bank owned homes, and 144 for traditional sales. If you’re a first time home buyer hoping to take advantage of the $8000 tax credit, this is important to think about.

While foreclosure and short sale homes are often in disrepair thanks to neglect or vandalism by the evicted previous owner, they can often present a great bargain opportunity. The supply and demand will be a factor in pricing and of course the number of bank owned or short sale homes are also a factor as these tend to be the ones that are hurting the market and driving prices down at this time in several areas around the country.

I know it’s only 3 trading days into August, but so far, things are more calmer this month than last. In the first 5 trading days of July, I was negative, positive, negative, positive, negative. The positives, I met my goal of $300 net for the day, but the negatives wiped out 75% of my profits. Gradual steady gains is what I’m going for, with very small costs. There are still areas of fear that I must address, but finding out today the short-sale on my home went through is very good news.

So far this year there have been 8 single family home SHORT SALES sold this year in Coconut Grove. The average length of time between the day these homes came on the market and the day they closed was 9 months. It would be better to know how long the short sales took from the moment the first buyer submitted their offer to the closing day because this unknown factor is a huge issue for many buyers. Nassau and Suffolk counties both are showing increases in homes that area under water which is due to the mortgage owed on the property is greater then the value of the property in today’s market. Home sales are up for the 5th month in a row! The last time there was 5 consecutive monthly gains in contracts for purchase was back in July of 2003. Low mortgage interest rates, reduced home prices, and a large inventory are encouraging the Buyers who, a year ago were “sitting on the fence”. Most of the activity is geared towards the lower priced homes ranging in price from $35,00 – $75,000. First time home Buyers and those who haven’t owned a home in the past 3 years need to take advantage of the $8000 tax credit.

I love forecasting. I suck at it personally tho. Guess most people do. There are a handful of people who have gotten really rich playing the markets, but I think most people are in my boat and think it’s purely a crap shoot. The reason I suck at economic forecasting is because it gets so complicated, with so many aspects, that by the time I’ve tossed in all the variables and impactors, the event has passed. Therefore, I rarely make economic forecasts. They just more often than not make me look stupid.

Ten houses in Babylon for the month of May 2009. That’s a big haul and reflects a bit of a surge in the real estate market generally. There’s been some buzz about an increase in home sales in May nationwide, but you need to remember that those numbers aren’t seasonally adjusted. Year over year (comparing May 2009 to May 2008), houing sales are still down. Still, it’s at least a little encouraging and maybe a hint that the real bottom of the market isn’t that far off.

The Department of Community Development (CDC) in Chicago , Illinois is soliciting proposals for ways to use the nearly $5.4 million funds from the American Recovery and Reinvestment Act (ARRA). Applications for proposals should focus on the city’s efforts to stem the tide of foreclosed homes for sale in the area. According to the DCD, it plans to use the federal stimulus money to boost its foreclosure prevention assistance program for homeowners, homebuyers and renters.
