In current times, many families have found themselves facing one of the potentially most damaging financial events possible – foreclosure. Home foreclosures have been gaining publicity recently, as they are a sign of the dire financial situation around the world. Countless home loans were issued during the “housing bubble” of years past, often times to people who could not comfortably afford the expense incured by a monthly mortgage payment.

The current economic situation has, for the most part, been fairly negative. Countless families are losing their homes to foreclosure, and many people are falling even deeper into debt. Short sale investing involves buying a piece of property from a lender for an amount less than the balance owed on the property. Basically, there are two types of short sale realty investments. Not to sound overly unsympathetic to the seller’s plight but arrogance like this just leaves me waiting for the bank to foreclosure and take possession: Submit your Highest & Best offer by 8/30 when seller will review. It’s not a particularly complicated concept … accept an offer, get it to the lender so they can start processing the sort sale request, and go from there. In other words, if they go into foreclosure it’s going to go on your credit , just like any other property would. With that in mind, you have to keep your investment properties up to date or liquidate them so that you don’t damage your credit, and in this market it can be very hard to determine whether you can get a property rented or sold before you get behind on your payments, making the investment property issue a balancing act.

by Ben Casey A foreclosure will effect your life and finances for a long while to come. Specifically, a foreclosure remains as a huge black mark on your credit reports for years. That, among other reasons, is why you should avoid a foreclosure, which is possible by negotiating with your mortgage lender. You can still possibly prevent foreclosure if you are willing to be up front with your bank and let them know exactly where you stand financially when it looks like you’re going to default, or start missing payments.

I am reading every thing I can get my hands on about short sales  and if you have any suggestions as to wha telse I can read I would really appreciate knowing where to find them. I have read everything that my Rrealtor has given me, but honestly I need a more neutral opinion as to what is involved. This article so far has been the most helpful, I would actually recommend it to others looking for information.

Every body that is thinking about maybe buying a house needs to read this article. It offers great down to Earth information from the perspective of someone that has been through the wringer lately. The mystery of how short sales work is uncovered and knowing what is going on behind the scenes helps you to negociated smarter, which in turn means a better price on your short sale  purchase.
