A very nice Law Society of Upper Canada auditor visited me today for a random audit (note: lawyers get audited at least once every five years). Here’s what the experience was like. First off, I’m not a typical lawyer getting audited. I don’t do real estate law (phew! – I hate paper and all the fraud involved in real estate) so that made the auditor’s life easier. Also, the fact that I keep my statements, invoices, etc. organized helped too.  The auditor commented that I was the “second simplest lawyer” she’s ever audited.

Before each showing of your home to potential buyers, it is important to make a good first impression. Be sure your front entry has a sparkling door knocker and door knobs, and that front door and porch are clean and free of clutter. Once inside your home should smell inviting so bake the quick and easy break and bake cookies or brownies, or put a drop of vanilla on the top of a light bulb for a welcome aroma. You can make the home seem more inviting by installing higher wattage light bulbs and opening all the window treatments to let the light flood your home.

In late March of this year in the case of U.S. Bank v. Ibanez , Massachusetts Land Court Judge Keith C. Long issued one of the most controversial rulings in recent years which has called into question hundreds if not thousands of foreclosure titles across Massachusetts. The Ibanez decision is what happens when you mix equal parts of a deteriorating real estate market with Wall Street’s insatiable demand for mortgage back securities with sloppy lending practices and outdated state foreclosure statutes.
