First of all congratulations on finding a home and having your offer accepted. You might be thinking to yourself “What Now?” Hopefully you are being represented by a good Realtor so you have some experience on your side. Usually the next step after the contract is effective is to schedule a home inspection . Here in Florida we usually have 10 business to complete all inspections. Check with your contract or ask your Realtor how long you have to complete all necessary inspections. Don’t miss your time window.

Having gone through the transition from homeowner to landlord during the early 1990s California housing bust, the concept of “reluctant landlord” is a familiar one to me. In fact, not only were we reluctant landlords, but we completed the entire process that many are now just entering (though most of them probably think it will end quite differently) by closing the book on that ill-fated home purchase via a short-sale after having rented the place out for a year or two and watching its value continue to fall.

Others have moved, but are holding on to their previous homes, hoping for prices to rebound before selling. Many are finding that rent checks don’t come close to covering their mortgage payments.Hard data are scant on how many homeowners are renting out their homes, but anecdotal evidence suggests numbers are up.

It ain’t over till the fat lady sings. But she’s heading for the mike. There were 18 single family home sales in Key West during the month of August. Sales prices ranged from $280,000 for a 1240 sq. ft ranch on Harris Street in Mid Town to $1,795,000 for a 3600 sq.ft. waterfront property on Shark Key (sold by Preferred Properties). I eliminated all non Old Town, Meadows, and Casa Marina area sales to determine an average sales price or $421 per sq ft. That number, however, is misleading because of the disparity among the sold homes.
