August sales in 2008 dropped 37% from 2007, but the drop was just 12% from 2008 to 2009. Nooksack Valley was the only area that managed to beat last year’s performance. Bellingham sold 91 houses in 2008 and just 84 in 2009 – down 7.7%. Nooksack Valley sold 4 more houses in 2009 than in 2008 – up 80%.

Notes from Rob: As I continue to write about the different beach condo complexes, I thought I should take a look at how the sales of beach condos are doing in 2009. There are currently over 400 beach condos on the market.  For my purposes, the condos had to have at lease 1 bedroom, 1 bathroom and 500 square feet.  I looked from St Pete Beach, north to Sand Key.  When possible, I tried to exclude condo-hotels from my numbers.  Though many of the condo complexes allow rentals for as few as 1-night

OK so I am pretty new here, but I will do my best and see where this takes me. 11 Rosana There was a time when I would see a listing price and wonder what the owner and the listing agent were thinking.  but after awhile of researching for this blog, one of those light bulb moments occurs.  That moment is documented in “ Cuz They Can’t Lower It .”  The epiphany was that the reason some folks do not lower the price of their home to a level at which it will sell is that they can’t, or at least they have no motivation to lower the asking price.  The house is worth less than they owe, so why should they lower the price.  The bank may, or may not, be motivated to sell short, but to what advantage is a short sale for the owner?
